Remax Copperas Cove Review
If you're a property owner in the Killen, Harker Heights, and Copperas Cove area and are looking for a property management company, please read this before you sign a contract with Remax Copperas Cove, owned by Susan Quinones.
I signed a contract with them 2006 to manage two duplexes I had just purchased. The first couple of years I had no issues with their management. However, everything changed for the worst in the last two years. For starters they don't reimburse owners for late payment of owner payout which should occur on the 10th of the month. I lost count of how many times I did not receive my payout by the 15th of the month which is the grace period of most lenders. If the 10th falls on a weekend, instead of paying out owners on the last business day prior to the 10th they wait till several days after by which time you're already behind on your mortgage assuming you don't have cash reserves to make the payment.
Both units in one of my duplexes that they manage went vacant in July/August of 2013. The property manager failed to do a move-out inspection and failed to get the property cleaned and prepared for showing. By October, both units were still vacant. My wife drove by the unit to see why it wasn't renting and what she saw was shocking to say the least. The property looked like it had been vandalized: overgrown grass, broken windows, piles of trash outside and inside the 'A' unit, missing refrigerator, holes in the walls and many more. Immediately my wife contacted the property manager to let her know of the condition of the property. By November nothing had been done to clean up and restore the property for rental, and oh by the way both units were still vacant. We demanded to speak with the owner, Ms. Quinones which took several weeks to make that happen. It wasn't until we filed a complaint with the better business bureau did she agree to see my wife in person.
My wife notified her of our intention to break the contract, which we had every reason to do so. We also demanded that the property be restored to its original condition except for normal wear and tear and to be reimbursed for the lost revenue due to their negligence. We did everything humanely possible to reason with them and come to a reasonable settlement. Ms. Quinones refused to understand that it was due to their negligence that the property did not rent for 6 months. In December I finally sent them my 30 day notice to terminate the contract and in January we transferred the properties to a different property manager in Killeen.
So my advice to anyone considering to contract with Remax Copperas Cove to manage their propertie(s) should think twice before making what would end up being one of the biggest mistakes of your life. I chide myself for not getting out of the contract sooner when I had every reason to years ago. They're unprofessional, uncaring, greedy, among others. Susan Quinones is clueless about property management and she takes no responsibility for the actions of her employees. I'd give it 0 star if that was an option. They don't deserve even 1 star.
