K.C.Lam does not reply your calls/emails promptly. He also does not respond M-F after 5PM, or on the weekends (which real estate agents are usually the busiest). We've been mainly in contact of his assistant, who apparently is overloaded with all his work I wonder if he actually does anything or just sit in his chair and get paid?
We were buying a house where he is seller's agent. When our agent contacted him/his assistant, it takes couple days for a response, or they don't answer the questions to the prompt.
We wasted our first inspection date because he failed to turned to electricity on (there goes four hundred bucks). He or his assistant said they thought they did. He is also dishonest on how he handle the business. Before the closing date, he was suppose to order a cleaning crew to do a cleaning of the house before we buy. He or his assistant said they've cleaned the house. I went before the day of closing and the cleaning crew arrived the same time I did. (I don't believe you are nice enough to clean it again, so don't tell me you sent the cleaning crew and it's done when you really...didn't.)
Due to his always late response, our signing process had to extend another 10 days and mainly because everyone in the process was waiting for him to sign the paper. Ridiculous? I'm buying a house from you and seems like you are not interested at all. It also made me not wanting to buy the house in the process with such a lazy seller's agent.
If you are planning to sell, don't use him, because he probably puts it on HAR and leave it alone for another few years. You may also have buyers interested but because of his careless ignorant nonresponding behaviors, you lost potential buyers.
I also saw on YELP of his low rating review, where he is buyer's agent and had several verbal agreements that went broken. I wouldn't use him again whether to buy or sell a house.

KC Lam Remax Realtors I have go to homes previously through KC Lam and they sold in 90 days with a better than expected price, I would hardly advise anyone wanting to buy herself to go through we see Lam agency with a serious attitude and no messing around but only taking care of these matters seriously! I have a new house sale pending with him now and hopefully things will work out God willing me and my wife will be moved in and good time

He's trying to rip us off our $3500 earnest money. My realtor asked him to give us 2 more weeks to close and he said no. He didn't even informed the seller that the closing wasn't happening. He also made the seller put all of their belongings in a storage and rushed him out of the house.
