The hardest working realtor ever! I interviewed 4 realtors who had sold properties in my west Houston neighborhood. David had the most detailed assessment of the market and value. He sold the house for a good price in a reasonable amount of time (It was priced a little high and we offered a sizable repair allowance instead of lowering the price.) The house had a lot of big renovation needs too. David has a very active social media presence and followed up with all viewers. He worked really hard to close the deal and on the final negotiations as my advocate. I also hired him to find another house in a 1031 exchange. I identified a variety of candidates and he patiently viewed them all with me. We put an offer on one that was listed 1 day with several offers. He managed to convince the seller to take my offer, which I don't think was the highest price. He also helped me get some discounts for things that I wasn't expecting. I HIGHLY recommend David Smith. You will not be disappointed!

Crystal Beach. David went above and beyond to help my purchase an investment home in Crystal Beach TX. As a buyer from out of state he was knowledgeable and dedicated to finding me the perfect beach home. Took time out of his week to drive and ensure the inspection was completed and assisted with virtual tours of the home. I would highly recommend his services in the future. As a loan officer myself he is great to work with as a client and professionally.

I was David Smith's Transaction Coordinator for his brokerage Blok & Blvd. Realty, I completed compliance for him on several files. He made the decision to hang his license with a different brokerage so he asked me to gather all his files including previously closed transactions.(over 20 files) I created folders for each property and uploaded all documents signed within the transactions from listing to close or buyer rep to close and shared access in his drive. I then assisted with getting ALL of his MLS transfer documents executed between the two brokers and completed the listing compliance on all files that transferred and new listings as they came in. I stopped hearing from David Smith around August 2024 and reached out a few times with no response. After a few out reaches I sent him an invoice for completed listing compliance with screenshots of the audit logs showing my work. I reached out several times with very minimal response. He did eventually reply and state he would take care of the invoice after an upcoming closing but did not hear from him again. I finally sent an email to him, his broker, and office manager with no response from anyone of them. I've sent follow up texts to David again with no response. I've never out of my 6 years of being a TC had to deal with an agent not compensating me for my work. This is very baffling and unethical; I certainly did not expect this unprofessionalism from David to say the least.

I've waited since October 4, 2024 again with several outreaches and ONE response from David for the invoice to be taken care of with no success. I've offered to accept partial payments and tried my hardest to rectify the situation before deciding to leave review as a last resort.
